About
Richard Andrus is Of Counsel at Clark Wardle LLP in Boise and focuses on complex commercial real estate development, transactions, and financing. He represents developers, property owners, investors, landlords, tenants, and lenders throughout the asset lifecycle. His work includes structuring and negotiating documents and business arrangements that support acquisition, development, financing, leasing, operation, and disposition of commercial real estate projects.
Richard earned a B.S. from Utah State University in 2002 and received his J.D. from the J. Reuben Clark Law School at Brigham Young University in 2005. His education provided a foundation for legal work involving real property, contracts, development approvals, financing structures, and business relationships. He has since built a career focused on the practical legal issues that arise as commercial projects move from planning through completion and operation.
Andrus previously served as Associate General Counsel for Hawkins Companies, a national real estate development and investment firm. In that role, he advised on due diligence, title clearance, reciprocal easements, 1031 exchanges, and national development programs. He has also represented telecommunications interests and has extensive experience drafting purchase and sale agreements, ground leases, restrictive covenants, and financing arrangements across retail, office, industrial, multifamily, mixed-use, charter school, and single-tenant projects.
Richard Andrus brings both in-house and law-firm experience to commercial real estate matters. His background allows him to consider legal documents in the context of development schedules, financing needs, ownership structures, and long-term project operations. He helps clients address title, leasing, acquisition, development, and financing issues with an emphasis on practical solutions that support transactions and projects from early diligence through closing and disposition.
