Nicole Dlugosz-Howard focuses her legal practice on real estate transactions, assisting clients with property financing, acquisitions, leasing, and corporate structuring. She has developed a strong track record in representing private lenders, landlords, and commercial tenants. Nicole is licensed in New Jersey, New York, and Maryland, allowing her to serve clients across multiple jurisdictions.
Nicole began her academic journey at Rutgers University – Newark, where she earned a Bachelor of Arts in Political Science, graduating summa cum laude. She was actively involved in campus organizations such as Phi Beta Kappa, Pi Sigma Alpha, and the Rutgers-Newark Student Governing Association. Her senior thesis addressed civil legal aid and access to justice. Nicole continued her studies at Rutgers Law School – Newark, receiving her Juris Doctor cum laude. She was elected to the Order of the Coif and was part of the Minority Student Program. While in law school, she served as Associate Managing Editor of the Rutgers University Law Review. Her published note analyzed Title IX and legal remedies for medical residents.
Nicole’s legal training includes service as a clinical student in both the Civil Justice Clinic and Community and Transactional Law Clinic, where she represented low-income tenants and nonprofit entities. As a fellow for The Inclusion Project, she contributed research for a case challenging public school segregation. Her internships with government counsel and prior law firms provided her broad exposure to both public and private legal work.
Nicole’s work today includes drafting loan agreements, conducting due diligence, negotiating lease amendments, and advising on corporate documents like operating agreements and equity documents. She collaborates with clients and stakeholders to ensure smooth, compliant transactions that meet each party’s goals.
