About

Nick Buehner is a partner at Vinson & Elkins whose practice centers on complex real estate transactions involving the investment, development, and operation of commercial properties. He represents institutional investors and developers in joint ventures, acquisitions, dispositions, ground leases, and borrower-side financings across diverse asset classes.

Nick earned his Juris Doctor from Stanford Law School after completing a Master of Business Administration at the Yale School of Management. He also holds a Bachelor of Science in Business Management from Brigham Young University, which provides a strong academic foundation for sophisticated transactional structuring and strategic decision-making.

Nick advises clients on office, industrial, apartment, retail, and mixed-use developments, including data centers, credit-tenant lease projects, build-to-suit developments, and master-planned communities. His work frequently involves co-GP joint ventures and master development agreements, which require careful negotiation and precise execution.

Nick brings significant in-house experience from more than a decade as counsel at Goldman Sachs and Trammell Crow Company. During this time, he advised on large-scale real estate investments and developments, gaining valuable insight into institutional priorities, risk assessment, and portfolio-level decision-making.

Nick began his career in real estate development prior to law school, working on a New Urbanist, master-planned community and several urban redevelopment projects. This background gives him a practical understanding of development processes, financing timelines, and the operational challenges developers face.

Nick Buehner is known for aligning legal strategy with commercial objectives, particularly in transactions involving complex capital structures and long-term ownership considerations. His approach emphasizes efficiency, risk management, and clarity, helping clients successfully advance projects from initial structuring through closing.
