Julie Velasquez brings a strong business and legal background to matters involving real estate, lending, construction, title, and estate planning. Her career reflects years of work with financial institutions, title insurance, and commercial transactions, allowing her to guide clients through complex documentation, risk, and planning decisions with clarity and confidence.
Julie earned her Juris Doctor from Mitchell Hamline School of Law, focusing on real estate and business while completing the degree in four years and working full-time. She also holds a Bachelor’s Degree in Business Administration and Management from Gustavus Adolphus College, giving her practice a practical business foundation. Before entering legal practice, she spent more than 15 years with Lutheran Brotherhood and Thrivent Financial, where she directed a national church mortgage loan portfolio. In that role, she analyzed organizational documents, financial records, surveys, construction budgets, and agreements, building a foundation in real estate, lending, documentation, and business judgment.
Julie’s construction experience includes more than a decade of managing construction-related risk for First American Title Insurance Company. She reviewed draw documentation, lien waivers, leases, commercial loan agreements, grants, trust agreements, and escrow arrangements while negotiating and drafting construction loan disbursement agreements for hundreds of projects across various commercial real estate sectors. In 2018, she joined Commercial Partners Title as Underwriting Counsel, combining her legal training with extensive experience in business organizations, mortgage loans, construction, and real estate. Her work helps resolve title concerns, transactional issues, and commercial matters from planning through closing.
Julie Velasquez’s estate planning work grew out of volunteer service with the Wills for Heroes program after she passed the bar in 2014. Through that work, she developed a commitment to helping first responders and community members prepare health care directives, powers of attorney, wills, and related planning documents to support effective future decision-making. She helps clients protect families, property, and future decisions through clear planning, organized documents, and practical guidance in real estate, estate planning, and related legal matters.
