David F. Betz is a partner at Ryan, Swanson & Cleveland, PLLC in Seattle, where he focuses his practice on complex civil litigation involving construction, contract, and real estate matters. With over 25 years of experience, David represents commercial and residential property owners, general contractors, subcontractors, homeowner associations, and business owners in all phases of dispute resolution—including litigation, arbitration, and mediation.
David earned his J.D., cum laude, from Seattle University School of Law in 1998 and his B.A., cum laude, in Psychology and Political Science from the University of Michigan in 1994.
Throughout his career, David has handled high-stakes construction defect cases, lien foreclosure actions, partnership disputes, and commercial landlord-tenant conflicts. His representative matters include securing a $1.288 million jury verdict for a general contractor, negotiating multimillion-dollar rehabilitation contracts, obtaining a $4.7 million settlement for a homeowners’ association, and defending homeowners and borrowers in complex litigation. He is known for his practical approach, strong advocacy, and long-standing client relationships.
David F. Betz is admitted to practice in Washington, Oregon, the U.S. Court of Appeals for the Ninth Circuit, and the U.S. District Courts for both the Western and Eastern Districts of Washington. He has been recognized by Washington Super Lawyers® (2015–2024) and Rising Stars® (2004–2012). He has also spoken at professional seminars on construction defect law and AIA contract provisions.
Active in the legal and local community, David is a member of the King County and Washington State Bar Associations’ Construction Law sections and serves on the board of Bainbridge Island Little League.
