Peter M. Puleo

Peter M. Puleo, Esq., is a partner and co-founder of Puleo Delisle, PLLC. With decades of legal experience, he focuses his practice on secured lending and real estate matters. He represents lenders, buyers, and sellers in a wide range of commercial and residential real estate transactions. Known for his careful approach and strong problem-solving skills, Mr. Puleo guides clients through complex property transactions, foreclosure matters, and title issues. His deep knowledge of lending laws and real estate practices enables him to provide clear direction and dependable solutions in even the most challenging transactions.

Mr. Puleo earned his J.D. from St. John’s University School of Law and holds a B.S.B.A. from Villanova University. These academic achievements helped shape the foundation of his legal career and prepared him for the technical demands of real estate and lending work.

Mr. Puleo has represented lenders throughout his career in secured commercial and residential lending transactions and has guided servicers through complicated title resolutions. He has helped developers and investors buy and sell commercial and residential properties, ensuring that each step of the process complies with legal requirements and protects clients’ interests. His work also includes assisting landlords and tenants with leasing matters involving residential, office, retail, and industrial properties.

Peter M. Puleo has also supported lenders in mortgage foreclosure proceedings and helped resolve issues arising in real estate titles. His training and counseling on CEMA, New York Consolidation, Extension and Modification Agreements, NY Banking Law, and the Real Estate Settlement Procedures Act demonstrate his commitment to keeping clients well-informed. He is admitted to practice in the Appellate Division of the Supreme Court of the State of New York, 2nd Judicial Department, and the U.S. District Court for the Eastern District of New York. He is also an active member of the New York State Bar Association Real Property Law Section and the American Bar Association.
