About

Erica F. Buckley is a partner at Nixon Peabody LLP and leads the firm’s Cooperatives & Condominiums and State Attorneys General practices. She advises real estate developers, sponsors, and boards on transactions, regulatory obligations, and investigations. Her work includes condominium and cooperative conversions, offering plans, real estate finance, and issues before state agencies. She works from the firm’s New York City and Albany offices.

Buckley received a JD from City University of New York School of Law and a BA from the State University of New York at Binghamton. Before entering private practice, she served as chief of the Real Estate Finance Bureau at the New York Attorney General’s Office. Her academic preparation and public-sector experience help her navigate the overlapping transactional, regulatory, and investigatory aspects of New York real estate development.

Her practice includes drafting and submitting offering plans, exemption applications, no-action letters, and other filings for condominium and cooperative projects. Buckley has represented sponsors in luxury conversions and affordable homeownership developments. She also represents clients in investigations under the Martin Act and Executive Law, advises cooperative and condominium boards, and works with government bodies on real estate financing, policy, and regulatory matters.

Buckley’s previous responsibility for real estate regulatory oversight gives her insight into government review and enforcement. She helps clients consider legal obligations when organizing projects, resolving disputes, and obtaining required approvals. Erica F. Buckley combines transactional real estate work with regulatory and government investigations experience, supporting developers, property owners, sponsors, and boards through complex decisions affecting housing and investment projects.
