James R. Nearhood is a top attorney with over 40 years of experience in real estate and business law. A University of Nebraska graduate, he earned a B.S. in 1972 and a J.D. with distinction from the College of Law in 1976. In law school, he wrote for a law review. He co-authored influential works on property and civil rights law.
Since being admitted to the Arizona Bar in 1976, Mr. Nearhood has become a top legal expert in the state. He has been a State Bar of Arizona-certified Real Estate Specialist since 1991.
He has extensive experience across real estate, leasing, and business law, including property tax litigation. His background includes creating residential and commercial subdivisions, structuring and negotiating Native American land leases, and managing complex real estate and business transactions from start to finish.
Mr. Nearhood also represents clients in litigation, especially in real property tax disputes. He has appeared before the Arizona Tax Court many times. His careful prep and strategy ensure good outcomes for clients in tough cases.
He is a thought leader in his field. He published the article “Rule B or Not Rule B: Prop 117 and Property Tax Reform’s Dark Side.” He also lectures on real estate and property tax.
