Ashley H. Brooks is a Boston real estate lawyer who leads the Real Estate Group at Sullivan & Worcester and previously served on its Management Committee. She advises clients on commercial development, real estate finance, acquisitions, dispositions, leasing, ground leases, and distressed property matters. She represents developers, institutional investors, public and private companies, family offices, and government agencies across varied asset classes throughout the United States.
Ashley earned her B.A. from Colby College and her J.D. from Northeastern University School of Law. She is admitted to practice in Massachusetts, the US District Court for the District of Massachusetts, and the First Circuit. She also belongs to the American Bar Association, Boston Bar Association, NAIOP Massachusetts, and the Real Estate Lender’s Association.
Ashley negotiates and documents senior and mezzanine loan facilities, construction loans, equity investments, joint ventures, and real estate funds. She also handles portfolio purchases and sales, sale-leasebacks, loan workouts, restructurings, foreclosures, and other complex transactions. She has developed particular experience with public-private partnerships supporting real estate projects across the country. Her work helps clients structure financing arrangements and address legal issues throughout a property’s development, ownership, and investment cycle.
Ashley H. Brooks combines broad transactional experience with leadership in the commercial real estate community. She formerly co-chaired the Boston Bar Association’s Real Estate Finance Committee and serves as a trustee of Lawrence Model Lodging House Trust. She received a Connect CRE Lawyers in Real Estate Award in 2024 and Massachusetts Lawyers Weekly’s “Go To Lawyer” honor in 2023. She has been recognized by Chambers USA from 2022 through 2026, Best Lawyers in America from 2020 through 2026, and The Legal 500 US from 2016 through 2026. She also received Massachusetts Lawyers Weekly’s “Top Women of Law” honor in 2018.
